3. CURRENT DEVELOPMENT ON THE PROPERTY:
3.1 Not all approved facilities have as yet been developed. A chapel and chalets can still be developed.
3.2 The venue currently comprises of the following facilities:
• Hall: ± 200 m², fully air-conditioned and equipped with sound equipment and overhead projector and can
accommodate 160 seating;
• Wooden deck: Under cover and enclosed;
• Pizza oven on covered area in front of the bar and adjacent to the hall and deck, that can accommodate ±
60 seating;
• Bar: Fully licensed and accommodates 40 seating. Adjacent to the bar are separate toilet facilities for
ladies and gents;
• Kitchen: with separate storeroom for cutlery and crockery, separate washing room, evaporating cooling
system (air-conditioning), walk-in fridge freezer and fully equipped with stainless steel tables, ovens, gas
stove, extractor fan, various display sliding fridges;
• Office and serving room: Adjacent to the kitchen is an office with washing facilities and that serves as
serving platform for catering;
• Storeroom: for storing dry foodstuffs and which currently also house all IT equipment (Point of Sales
System, camera system, alarm system);
• Two rooms: currently used for employees;
• Double lock-up garage: currently used for gardening equipment, tools, fertilizer, etc.;
• One large lock -up storeroom: currently used for storage of cars, bicycles, jumping castles, etc. for kids’
entertainment area and excess tables, chairs and equipment;
• Children’s play area: Enclosed lapa equipped with braai, fridge and prep bowl, used for children’s parties
and smaller functions on the play area. The play area comprises of a mini tarred racetrack and on which
pedal cars, bicycles, etc. are used. Adjacent to the children’s lapa in the children’s area, is a further 2
(two) toilets and basin for use by guests to the lapa;
• Spacious lapa: ± 120 m², covered and open-up on the garden area, kids play area.
Used for larger informal functions;
• Braai area at the river: let for small or big informal braai functions;
• Chalets: There are 2 (two) self-catering, fully equipped units with separate bedroom, separate bathroom,
separate kitchen, lounge area and patio, which are let as bridal suite and bridesmaids’ suite and/or on a
B&B basis with carport.
4. OTHER AMENITIES:
4.1 There are 2 (two) boreholes on the property, of which only 1 (one) is used.
4.2 The property is supplied with Municipal water.
4.3 The property is equipped with a Ballam Waterslot self-cleaning septic system.
5. EXTENT:
Portion 466 and 467 were consolidated for purposes of rezoning and now comprise of Portion 1130 of the Farm Kameeldrift.
In extent: 2,1113 (two comma one one one three) hectares.
6. CURRENT OWNER:
The property is registered in a company also VAT registered.
7. BUSINESS ACTIVITIES:
The Company itself did not conduct business activities. The operation of the venue as a wedding and conference centre, including a pizza restaurant is conducted by Angelfish Investments 280 (Pty) Ltd. All movables and catering equipment is owned by Angelfish and can be acquired as part of any transaction.
8. REGULATORY APPROVALS AND COMPLIANCE:
8.1 A fully licensed Liquor Licence is registered in the name of the Company.
8.2 Concerning the operations by Angelfish Investments trading as Riverside Venue, the venue is registered
with the SA Tourism Grading Council South Africa and carries a three-star grading.
8.3 The kitchen facilities and pizza restaurant are compliant with the Department of Health requirements
