Property Details

The property lies in the Strandveld Region of the Overberg Coastal Belt in the Western Cape Province near the mission town of Elim and in an area known locally as Spanjaardskloof with its rich cultural history. The area has traditionally been used to produce winter grain, sheep and cattle farming as well as the production of Rooibos and Honeybush tea. Vegetable production also does well in this area. In addition, the production of planted fynbos flowers for the export market has been very successful over the past few years. Wine grapes are also grown in the area with many award-winning wines produced by nearby wine farms. The property enjoys good water sources from various mountain streams and natural springs and the water is of a high quality as there is no industry in the area to contaminate the water sources. Although the property currently has no irrigation rights, there are various dams on the property used mostly for livestock watering and small-scale irrigation is possible. The dams are kept full all year as the water flow out of the nearby mountain is permanent. Soils are mostly sandy-loam with underlying ‘koffie klip’ which is useful for drainage. The area enjoys a high rainfall of around 650mm per year with 70% winter rainfall and 30% summer rainfall. The property enjoys reasonable infrastructure with the main house (5 beds and 2 baths with various entertainment areas) in good condition, fences are fit for livestock production and the arable land well maintained and currently planted to a mixture of permanent pastures. Though the arable land is currently approximately 25ha there is potential for a further 15ha of alien bush to be cleared for additional production land. A large portion of the alien trees are eucalyptus (blue gum) which can be harvested to offset the cost of clearing the land. The marshland portion of the property acts as a water filter which improves the water quality which is crystal clear. This is the perfect setup for lifestyle farming options or for intensive agriculture.
