HOMESTEAD - facing North-Northwest (NNW), comprising open-plan living area, fully fitted kitchen, and dining area with woodburning fireplace (Kratki from Poland), two en-suite bedrooms, studio, small ‘nook’ with washing machine/office area and a 3m covered veranda, with gorgeous views. Wooden floors throughout, barring one tiled bathroom. Aluzinc roof, and security screens on all doors and windows.

CONSTRUCTION AND INSULATION: Superior house construction with double brick walls with cavity between these and the cinder block interior walls. Ceilings with double green Isotherm, sealed with plywood on top of the rafters. This, and the NNW aspect of the house, creates optimal thermal conditions inside. Superbly constructed retaining wall to protect all improvements from run-off during heavy rains.

COLD ROOM/PANTRY - partially built into the ground and wood-cladded with double door, to ensure cold conditions. Enough food storage should you wish to hibernate for a year or three …

STAFF ACCOMMODATION AND PROCESSING AREA: On south side of the shed (cool in summer), with own access. Comprising small living area with rudimentary kitchenette, large bedroom, and shower room. Woodfired donkey doubles up as heating in winter, and second geyser in the shed. Vinyl tiles and flat concrete roof which also serves as the attic floor.

SHED, with Aluzinc roof, includes workshop, studio, double garage (7m deep), staff accommodation, and attic (48m²).

PRODUCE: Orchards with a vast array and diverse selection of fruit trees (120 trees and vines), and all manner of vegetables and herbs - detail available on request. All produce organic – no chemicals or harmful pesticides. The centuries-old Hügelkultur is used to feed trees and plants. That is, loosely speaking, a self-sustainable underground mulching system, which creates conditions similar to those found on a forest floor.

LIVESTOCK AND GRAZING: 24 Paddocks to rotate sheep – water laid on to all. Approximately half a hectare planted to lucerne, and others a mixture of sweet grass, oats, and ryegrass. In the orchards, two 3x3m chicken coops in different areas – to rotate chickens to counter parasites – each coop roosting a maximum of 70 chickens. Orchards and coops protected from predators with electric fencing. Also in the paddocks, a small feedstore and overnight quarters for the sheep (17.5m²), plus an outdoor toilet and basin.

FENCING, strong enough to keep in cattle, 1,2m high, including internal fencing, with one-meter fox proof netting all round, and a large sections packed and secured with rocks to prevent digging.

WATER: Two sources of crystal-clear mountain water fed into a pipeline, and plumbed to the property – allocated time-slot every 12 days. Borehole (76m deep with solar pump), also delivers, arguably, the best quality water in the country. Water storage in 12 x 5 000-litre tanks, 10 of which on a 20-ton base, framed for shade. Duck pond/dam capacity approximately 180 000 litres. All water for household use and irrigation gravity fed.

SOLAR SYSTEM: Very powerful - runs everything on the property in all weather conditions. Two sets of panels, one set of 8 on the roof of the House produce 3,4kW – NNW aspect means it charges later in the day. The other, 12 panels on a north-facing ground mounted frame, produce 3,12kW. Both sets supply two separate MPPT inputs which charge four BSL batteries of 8.8kW each, and produces 35.2kW via an 8kW Sunsynk inverter to the house, pantry, and garage/studio/staff accommodation.

SEWERAGE: Two large septic tanks in tandem - overflow into a 6m constructed soakaway - far removed from water sources.

CELL RECEPTION good, and internet available from various service providers.

SHADE- AND ORNAMENTAL TREES and shrubs on the property: Karee, Stinkwood, California Peppertree, small Karoo boer-bean, common Thorn and Wild Olives, Currant-rhus, Aloes, Rhinoceros Bush, Mouse Bush, Wild Wormwood, Wild Garlic and Buchu in the mountain. No invasive trees or vegetation.

WILDLIFE in the area – amongst others – leopard (seldom seen), caracal, jackal, porcupine, mountain tortoise, hare, mongoose, at least ten specie of frogs, chameleons, and a diverse, abundant, and vibrant assembly of birds, including raptors.
