KAROO LIVESTOCK FARM
This 10 986 hectare Karoo sheep farm lies 18km from Van Wyksvlei and 70km from Carnarvon in the Northern Cape, carries roughly 314 large stock units and is held in seven adjoining title deeds farmed as one unit. The portions are:

VELD AND CARRYING CAPACITY
Mixed Karoo bossieveld and grassveld carries the operation, with hard indigenous bossies, sweet grass stands and open plains running to the koppies. Grazing capacity is one large stock unit per 35 hectares, working out at roughly 314 large stock units or about 1 880 small stock units. That is a full commercial sheep unit rather than a bolt on block, and Dorper and Merino are the established breeds of the district. Mean annual rainfall is around 200mm in summer, with cold frosty winters typical of the Upper Karoo. The veld is currently in good condition following an exceptional rainfall season.
WATER
Water comes from boreholes served by windmills, cement reservoirs and earth dams spread across the seven portions, with seasonal pans and watercourses that fill after summer rain. Sections of the reticulation need repair, and borehole yields and depths are available for inspection during due diligence.
BUILDINGS AND POWER
The farmhouse measures 210 square metres with two bedrooms and one bathroom, set among willows with a cement reservoir at the door, and it needs renovation. A shed of 160 square metres, a store of 160 square metres and two further buildings of 30 square metres each make up the balance, together with workers accommodation, kraals and livestock handling facilities. Although electricity is available closeby, there is no current Eskom supply and the farm has solar.
PRICE AND VALUE
At R12 500 000 plus VAT the farm works out at R1 138 per hectare and roughly R39 800 per large stock unit. The seven portions carry a combined municipal valuation of R12 785 000 for 2023, and a property valuation of more, so the farm is offered below its value on the municipal roll and well under the asking prices of comparable farms currently listed in the Van Wyksvlei and Carnarvon districts. A sale as a going concern may qualify for zero rating due to a rental contract with 3 months notice to current tenant.
CONDITION AND ACCESS
Fencing, water infrastructure and the farmhouse need work and the price reflects that. Access is by gravel road.
